Building Exterior:

  1. Entire Building was tuck pointed.
  2. The second/third story front columns were duplicated and restored to original.
  3. All windows were removed and restored and glass was replaced.
  4. The storefront was restored to its original according to old photographs.
  5. A small copper canopy was constructed by W.F. Norman in Nevada, MO to replicate the one over the original hotel entrance.
  6. An old style balcony was placed over the light well on the third floor.
  7. A small balcony was cut into the rear of the building on the west side (rear) due to extensive brick damage from bad roof drainage thru the years.
  8. The original roof was removed and replaced.
First Floor:
  1. The original tile floor was repaired and restored.
  2. All walls and the ceiling were restored to original restaurant space.
  3. Original men’s bathroom was restored including the two floor urinals.
  4. The restored space was leased to a bistro restaurant (1924 Main) and retains the original features.
  5. On the south side on the building in the light well an original skylight as seen in old photographs was replaced.
  6. The original tile was repaired in the downstairs lobby.
Second Floor:
  1. During construction a walled in original bathroom was discovered and retained in total as a guest bathroom in the rental loft.
  2. All remaining wall structures were retained and incorporated in to the new design.
  3. The stairs to the second and third floor were retained, stripped of paint, and new handrails were fabricated.
  4. The original concrete floors, wood scree strips, and rounded curbs were repaired, polishing and waxed.
  5. All remaining interior doors and transoms were constructed from what remained of the original.
  6. The original Carthage marble steps were repaired and replaced from the first floor lobby to the second floor.
  7. Plaster walls and ceilings were repaired and painted and off white.
  8. A blade was made to replicate the original picture rails and all were replaced and in use today.
  9. Door hardware was too damaged to repair (it was cheap hardware and did not hold up well) so period replication hardware was used throughout.
  10. All plumbing, electrical, and HVAC pipes were cut into the plaster walls and remain totally concealed.
Third Floor:
  1. An original skylight over the stairs was identified from old photographs and replaced.
  2. Another partially intact bathroom was discovered and restored and used as a guest bath.
  3. Two remaining triangular structures were retained and incorporated into the new design.
  4. Items numbers 3, 4, 5, 7, 8, 9, & 10 from the second floor description above were carried to the third floor also
  5. Light fixtures on all floors were custom designed utilizing antique frenzel globes and chain.
